The Development:

HBS constructed and refurbished a number of industrial units in Tottenham (London, N17). Built within an established trading area, the units are constructed from a steel frame and steel cladding with panel loading doors.

On completion of the build, HBS requested air tightness testing to evidence compliance with Approved Document L2A of the Building Regulations.

 

Preparation for Air Testing:

A pre-test inspection visit was undertaken, involving a walkaround with the site team to identify potential air leakage paths. We agreed on the practicalities of the test including set-up location, power, access for other trades on the day to ensure that disruption was minimised.

Our accredited engineers were able to book a test date within a week of the enquiry.

Air Testing was undertaken at the final stage of construction when the units were fully complete.

 

Air Tightness Testing:

The target for the air tightness was under 10m3/h/m2@50Pa. Our accredited test engineers were able to undertake testing of up to 3 units on a single visit to reduce disruption and costs.

The units were all comfortably under the target with the tightest result being under a ‘4’. The leakage testing is one step in the development achieving BREEAM Rating: Very Good for sustainable performance and an EPC Rating: A for energy efficiency
